Who it's for

Empty properties are harder to sell than they look. Without furniture, rooms lose their scale, the floor plan reads as a list of sizes rather than a home, and buyers spend the inspection imagining the worst of it instead of the best.

Residential staging is for vendors who have moved out, executors selling a family home, and owners who want the home to arrive at the market already dressed. It is our most requested service and the one most agents in the inner-east know us for.

What's included

  • Sofas, armchairs, occasional chairs, and coffee tables
  • Dining tables and chairs sized to the room
  • Beds, bed bases, mattresses, bedside tables, and bedroom seating
  • Rugs, curtains where the room calls for them, and cushions
  • Lamps, pendants where we can hang them, and the warmth of real light
  • Art, books, ceramics, and the small things that make a room look lived in
  • Outdoor furniture for decks and courtyards that belong in the photography

What's not included

  • Wall painting, plastering, or structural changes
  • White-goods or appliance replacement
  • Cleaning, gardening, or preparation beyond the staging itself
  • Photography or videography (we coordinate with your photographer, per the Photography & Video service)

Style sets

Five style sets, one studio, one home at a time. We do not offer tiered packages. Every home gets the same level of care. What varies is the style set we choose to suit the home, the light, and the likely buyer. One set runs through the whole home, for coherence.

Warm Modern

Oak, oat linen, deep cocoa, soft cream. Woven texture, hand-thrown ceramic, quiet pattern. The default set and the one most contemporary townhouses and updated period homes settle into well.

Rich timber, velvet, wool, soft leather. Aged brass, ceramic, traditional silhouettes chosen for their weight. Never themed. Best for Edwardian, Victorian, and Federation homes being sold as period properties.

Walnut, textured linen, travertine, leather. Mid-century silhouettes chosen for restraint, not nostalgia. Suits mid-century homes across Doncaster, Doncaster East, Templestowe, and the architect-designed split-levels the inner-east is quietly full of.
